Canadian Real Estate Association makes home buying easier
The average price of a home in Canada is $358,000. The average family income is about $77,000.
Buying a property is clearly a significant commitment and REALTORS® have a critical role to play advising clients about the biggest financial decision of their lives.
For these reasons, CREA collaborated with the Government of Canada and the Financial Consumer Agency of Canada (FCAC) to produce a pamphlet and online widget to help consumers make informed financial decisions when buying property.
The pamphlet is entitled "Homebuyers' Road Map" and takes the consumer from assessing financial readiness to buy a property, through six other critical steps, concluding with closing and related costs.

need to consider
as you
begin your search.
Choosing a Realtor:
While perhaps self evident, the person that will help you find your new home needs to completely understand your needs and motivations.
They should represent you in an ethical manner, with honesty and due care. Above all, they should explain to you the difference between
being a buyer client and buyer customer. Natalie takes the necessary time up front, to explain the importance of a buyer client
or “Agency” relationship with your Realtor and how then your interests are protected.
There are many extra costs to buying a property. A great Realtor will go through these one by one so that there are no surprises.
Arranging financing:
Save yourself both time and money by arranging your mortgage before you begin the shopping process. Getting a handle on what you want to and can afford will help you align your search criteria. Natalie will recommend mortgage lenders suited to your needs and personal situation then learn about what mortgage terms and plans best suit your payment strategy by speaking with the specialist.
Identifying your needs:
Your Realtor needs to translate your wishes and desires into reality. Natalie is a seasoned veteran at working with buyers and finding homes within your budget in the locations you want. If you are a newcomer to Ottawa, Natalie’s broad knowledge of the City can help you identify communities that would appeal to you and your family.
The “test drive”:
Knowing and understanding your requirements are critical for a successful relationship. Natalie is proud to offer you the consumer, a no obligation “test drive”. If you are not convinced that Natalie has shown you homes that match your needs or if you feel the chemistry is just not right, then there is absolutely no obligation to commit to a Buyer Agency relationship.
Making an Offer:
With over 25 years experience, Natalie will help you determine fair market value and then negotiate on your behalf, the best possible price for your new home. Be sure to have between 5-10% of the purchase price put aside as a deposit with your offer. If accepted, this cheque will be cashed and applied towards the purchase price.
Due Diligence:
Agreements are most often made with some conditions, most commonly financing and/or inspection. A home inspection could be the best money you ever spend on a home. A professional engineer will prepare a written report of any concerns or deficiencies within the house that require immediate or future attention. Natalie can assist you in selecting a reputable, thorough inspector. As well, consider that your Realtor needs to be up to date on the changing regulations and conditions in the market that may affect you the buyer such as out of date electrical systems, oil tanks, the property in questions’ potential insurability, your insurability… your Agent needs to know how to protect you!
Waiting for the closing:
You have satisfied all the conditions and now you are ready to move in. Or are you? You still need to choose a lawyer who will search title to make sure all is in order and to prepare all the closing documents. In addition, there may be work required to your new place. Natalie has an extensive list of tried and true professionals that can assist you in all phases of renovations or updating you need.
